Slow Wifi speeds when I leave the room


i moved. brought of equipment (arris modem , apple airport time capsule) new house. service comcast blast @ both locations. used see wifi download speeds in 215-235 mbps range @ other house. didn't matter room in. i'd see same speeds when tested on tv. @ new house see speeds (215+) in same room time capsule drops down 20-40 in other parts of house. idea why fast anywhere in house @ 1 location not @ other. i've seen slow results on ipad too. idea why?
 

different building materials/layout or other potential interference might affecting things?

MBP extremely slow, HDD cable replaced, what next?

How much is my cMP worth?
